Teruel and Huesca Hit Record Used-Home Prices

Buying a used home in Aragon is now significantly more expensive than a year ago. Prices have risen 13.7% over the past 12 months to an average of €1,689 per square meter. The increase is continuing, although it is beginning to lose momentum: prices rose 1.1% over the past three months and even edged down 0.1% in September.
Teruel and Huesca Hit Record Used-Home Prices

The increase is spreading across all three provinces of Aragon. Zaragoza recorded the largest provincial rise, at 14.4%, followed by Huesca, at 12.2%, and Teruel, at 11.2%. The data thus show that used-home prices are continuing to grow at double-digit rates across Aragon.

TERUEL AND HUESCA REACH RECORD PRICES

The picture changes when only the three provincial capitals are analyzed. Teruel has seen the sharpest rise in home prices, with a year-on-year increase of 18.9% pushing prices to €2,055 per square meter, an all-time high. Huesca has also reached a record, at €1,950 per square meter after rising 16.6%. Zaragoza recorded more moderate growth of 9.1%, although it remains the most expensive Aragonese capital, at €2,350 per square meter.

There are also significant differences among the municipalities analyzed. Zuera recorded the largest increase in Aragon, at 23.8%, while Tarazona saw the biggest decline, at 2.1%. In terms of prices, Jaca has the most expensive square meter, at €2,580, compared with €413 in Tarazona, the most affordable municipality included in the report.

PRICES COULD BEGIN TO MODERATE

According to Idealista experts, the real estate market is undergoing a period of change. Its spokesperson, Francisco Iñareta, explains that high prices and rising financing costs have priced some buyers out of the market and are causing a reduction in home sales. This situation could help stabilize prices and even lead to declines in some capitals in the medium term, while increases in more affordable markets are still holding above 10%.
