Almost All Rental Issues in Aragon Stem from Nonpayment, Costing Landlords Over €1,400

Nonpayment remains the main problem in Aragon's rental market. During the third quarter of 2026, nearly all reported issues involved late or missed payments, far exceeding any other type of dispute.

Specifically, nonpayment accounted for 97.6% of the issues recorded by the Sociedad Española de Alquiler Garantizado (SEAG) in Aragon. The figure is above the national average of 96.8%, placing the region ninth among Spain's autonomous communities with the highest share of this type of issue.

AVERAGE COST FOR LANDLORDS EXCEEDS €1,400

The economic impact of these issues, however, is lower than across Spain as a whole. In Aragon, the average cost for landlords stands at €1,446.24 per case, compared with the national average of €2,430. With this figure, the region ranks 14th among the autonomous communities with the highest costs. The average rent for the guaranteed property reached €798 per month, 8.6% more than a year earlier. The national average recovery time following nonpayment is approximately 278 days, during which unpaid monthly rents and other costs associated with the case may accumulate.

“The risk of nonpayment and the difficulty of recovering the property have become decisive factors for many landlords when putting a home up for rent,” said Pedro Bretón, CEO of SEAG. He explains that, in a market with insufficient supply and rising rents, shifting all the risk onto landlords may increase distrust and lead some available housing to be withdrawn from the market. He therefore advocates strengthening solvency assessments, taking action after the first breach and providing guarantees throughout the contract term.

MORE THAN 90% OF CASES ARE RESOLVED WITHOUT GOING TO COURT

Early intervention is crucial to limiting the financial damage and preventing disputes from dragging on. Nationwide, 91.8% of recovered properties were resolved through handover or an agreement between the parties, while 8.2% required legal action. According to the study, the predominance of negotiated solutions shows that specialized intervention from the early stages can reduce costs and prevent lengthy court proceedings.

The company believes that the response to tensions in the rental market must combine prevention, solvency assessments, early management of issues and legal certainty. Reducing financial risk and providing landlords with effective protection, it argues, is essential to prevent more owners from withdrawing their homes from the residential market and to support a more stable rental supply.
